我跟溫先生決定結婚後,我們便開始找房子,開始我們兩人的生活。

透過國內知名的數字租屋網,我們陸陸續續看了很多房子,驚覺原來我們住的永和區房價跟大安中正區有過之而無不及,

而且不知道為什麼房東很敢開價,明明裝潢爛的要死,像鬼屋還可以給我開20000元。

在國外租屋無論環境通常都非常乾淨,反觀台灣的房東真的很不在意住家品質,大概是台灣房價太高,相對的租金還算便宜,所以房東也懶得管了~

言歸正傳,某一天10點多突然看到一間在南昌路的公寓,房二廳,完全飯店式裝潢開價17,000台幣(含管理費、水費、網路和第四台),

這種品質和地段的房子,竟然只要17,000台幣,我真的覺得我是賺到了,所以立馬打電話給房東,結果這個電話是空號,

於是我寫了封email給他,隔天他回信給我,以下是他的信件內容:

Hello,

 

I just received your message . Can we communicate in English language? My Chinese mandarine is not very well .

我的中文不好,可以講英文嗎?(先讓我覺得他是個外國人)

 

My name is Thomas Leekon, the owner of the apartment. I'm 45 years old and I am working as a project manager for Tolent Construction ,in London United Kingdom. I bought this apartment for my daughter , during her studies in Taipei, but now she's back home permanently, so I'm renting the place for unlimited time. 

我在英國工作,今年45歲,我買了公寓給我女兒,現在她學成歸國,所以我需要找一個租客(搬出女兒和聽起來有份很厲害的工作,博取信任)

Now, let me give you some info about my house. 

The apartment is fully furnished with all the necessary equipment and appliances. As you saw in the pictures it is in excellent condition, very clean and well kept. The rent will be 17000 $twd per month including water,internet/TV Cable and management fees . Also, a security deposit (bond) of 17000 $twd is required and it will be refunded at the end of the contract (a 30 day notice is required).  1 Parking space is reserved for my house. That's all i can say for now . If you have questions , don't hesitate to contact me.

Unfortunately, my job doesn’t allow me to do any travel for the next few months, so I will not be able to come and meet you personally for a while.

I can make the viewing arrangements from London (on my expense of course) so you can be able to inspect my apartment ( through a rental agency).

看完這封email我真的有點相信這個叫做Thomas的英國大叔,但此時我連上租屋網想再看清楚房子照片時,物件卻已經下架。我想說可能太多人問了,所以先關閉,也沒多想。

於是我回信請他給我照片,並告訴我台灣的仲介聯絡方式,於是他很爽快的把照片都寄給我,以下是他寄給我的照騙

還落落長了問了我好多問題,讓我覺得他是一個真的很想找到好房客的好房東:

 Because I don’t had time to find a trustworthy person, don’t have any friends in the area to send the keys, I found an alternate solution . In order to close the viewing process safe for both of us, I found a rental agency who will handle everything (Viewing and payment). 

說他找不到可以信任的人所以會聯絡仲介 bla blab la…..

 To avoid any misunderstanding i will be glad to explain to you step by step how the viewing procedure works through this agency . 

 In the meantime, can you please confirm the following:

 · How many people would be living at the property?

· When would you like to move in?

· What term/length lease would you like?

· Do you have any pets?

· When are your most suitable times/days to view the property?

問了很多問題,我也很認真的回答他

 If further interested, please give me some information about yourself (age, job, lifestyle or whatever you think makes you a good tenant).

竟然還要我自我介紹,是要看我好不好騙嗎?

我還跟朋友們討論說我是不是太幸運了,房東在國外,租金便宜,地段好,裝潢好,朋友們也都很替我高興,直到我收到他的回信:

 

Hello , 

You seem to be a nice person . Also ,after I spoke with my wife we decided that you are suitable to rent our apartment ( after inspection) . As i told you before , i found an agency who will handle everything (DHL Real Estate) . I think you heard about them .I went into a DHL Real Estate office and an agent explained me how they will assist us in this kind of situation. 

他搬出他老婆,表示她也覺得我們很適合當房客

 

This are the viewing steps :

接下來就是讓我驚覺他是詐騙集團的繁瑣廢話

 

1 - To start the process all I need is your full info(full name, shipping address and a cell phone number where you can be reached).

2 - I will go at the agency office to deposit the keys and the ownership documents .

3 - DHL Real Estate will check the package to see if everything is in order , also the legal papers that will come along with the keys and proof of ownership with their Real Estate Professional Department . They will also confirm with the building management that I'm the legal owner of the apartment .還跟我談到legal paper和他是物件擁有人的證明

4 - DHL Real Estate will send you the invoice agreement(via e-mail) where you will have all the details about this agreement + payment information .

5 - When you will receive the invoice, you’ll have to transfer the payment (one month of rent + the security deposit) to DHL Real Estate, according to the instructions from the invoice. The deposit will be just a formality, and it will not commit you to rent my apartment. 

重點來了,我需要轉帳給仲介,包含一個月的租金和押金

 6 - The payment will remain in the custody of DHL Real Estate until you will check the apartment and move in .After you will pay the deposit,DHL Real Estate will send an agent to your registered address (in the next 24-48 hours) to make the delivery . The DHL Real Estate agent will help you to inspect my house and sign the legal documents .

 7 – If you will like my apartment, you will sign the contract and you will be able to move when you desire .If ,for any reason, you will not be satisfied with my property, the DHL Real Estate agent will return your payment . The refund will be made in cash, immediately.

如果不滿意,他會退我錢?所以是要先付錢才能看房子.我看到這裡就決定他一定是詐騙集團

 I will pay for the services of the agency, so there will be no extra costs for you. If you want, I can send you some photos of me, my family, my passport so you can have an idea about me. 

 還假惺惺的說要寄他和家人的照片和護照給我,還會支付仲介費

 I will wait your decision .

等待你被我騙 嘿嘿嘿

 

 看完這封email, 我就上網google了一下有沒有人也遇到過一樣的情形,還真的有耶!

 

而且都說自己是英國人,感覺就不會騙錢喔?

因為英國人根本不會在意一個月17,000台幣房租,反正有的是錢。

所以誤導我們覺得賺到了,遇到一個不用房租來養房的房東!

 

還好我還懂天底下沒那麼好的事這個道理(這什麼道理?)

但我真的曾經很期待他的來信(戀愛的概念)

 

好房子真的很難找,遇到好房東也不容易,祝天下的租屋族找房順利

找到心目中理想的房子,不要遇到壞房東!

畢竟,不是每個人都買得起房子阿!!
